The biggest shake-up in landlord law for a generation is now in force. Getting it wrong is expensive.

Section 21 is gone. "No-fault" evictions have been abolished — possession now needs valid grounds, done properly.
All tenancies are now periodic. Fixed terms have ended; the paperwork you used last year may no longer be valid.
Fines up to £7,000 per breach — and up to £40,000 for serious offences.
Selective licensing covers much of Liverpool — across 41 wards, though not every area. Renting an unlicensed property where a scheme applies risks penalties of up to £30,000.

Am I tied into my current agent?

Almost certainly not for long. Most management agreements need just 1–3 months' notice. Your tenancy agreement is between you and your tenant — not your agent — so you're free to move. Send us your agreement and we'll check the notice terms for you, free.

Will my tenants be disturbed by the switch?

No. Their tenancy carries on exactly as before. We introduce ourselves, give them our contact details and 24/7 emergency line, and take over from there. For most tenants the only change they notice is that things start getting fixed faster.

What does full management cost?

A transparent monthly fee, agreed up front at your free review — based on your property and what you need. No hidden charges, no maintenance markups, no surprises on your statement.
